A Certificate of Survey is required for the <br />property. <br /> <br />Setbacks <br /> <br />The building complies with all setback requirements. The driveway <br />along the north side of the building is shown as a 12' drive <br />extending to the property line. Section 170.017B requires a 3' <br />setback from adjacent property. <br /> <br />Parking and Circulation <br /> <br />The overall building area is 68' by 116' with approximately 66' x <br />95' of retail space. Based on City Code, a minimum of 31 spaces <br />are required for retail space, plus additional parking for the <br />employees. Only 23 spaces are shown on the site plan plus three <br />for employees. An additional six spaces will be gained, however, <br />by connecting the car wash parking lot with this parking lot. A <br />formal legal instrument running with the land parcels permitting <br />use of these spaces should be obtained if the intent is to meet <br />parking requirements in this manner. The configuration of the <br />access drive allows only one way traffic flow in a westerly <br />direction off of Xkimo.
