Mr. Gerald Zimmerman, Chai~man
Page 2
August 29, 1989

The sketch plan indicates a modified cul-de-sac appro×imately
845' from Hwy. 22. This would be extraneous with the tie in
to 180th Avenue. Further, if developed as proposed, it
exceeds the 600' length of cul-de-sacs per~Litted by City Code.

Lots will need to be reconfigured since Lot 4 does not have
adequate frontage after the modified cul-de-sac is remcved.

We are unable to comment on drainage at this time. The
developer will have to indicate how drainage will be handled
at preliminary plat stages.

The Parks and Recreation Commission at their May 11, 1989
meeting reviewed an earlier sketch plan for this property and
recommended that park dedication requirements be met in-~ee~
rather than land.

We recommend that if approved to proceed to preliminary plat that
the following conditions be stipulated:

The modified cul-de-sac be removed in favor of a continuous
street.

The City proceed with necessary action to tie the proposed
street to 180th Avenue N.W.

Lots be reconfigured to reflect the necessary 200' minimum
frontage.

If you have any questions in regard to the proposed development,
feel free to let us know.

Sincerely,

HAKANSON ANDERSON ASSOCIATES, INC.

Peter R. ~aatik~a, P.E.

/mlc
cc:

File:

Mark Banwart, Comm.
