CASE <br />REQUEST FOR PRELIMINARY PLAT APPROVAL OF HAUBRICH ADDITION <br /> CASE OF JOHN AND MARILYN HAUBRICH <br /> By: Mark S, Banwart, Community Development Director <br /> <br />#7: <br /> <br />Background: <br /> <br />The proposed addition has an area of approximately 17.2 acres ± consisting of six (6) rural <br />residential lots with an average density of 2.87 acres + per lot. The existing and proposed <br />zoning is R-1 Rural Residential District. The property is located in the North Halt of the <br />Southeast Quarter of Section 23, Township 32, Range 25, Anoka County, Minnesota. The PIN's <br />are 23-32-25-42-0005 and 23-32-25-42-0006. The consensus of the Commission was <br />to recommend that the City Council require a twenty foot (20') strip of land along County Road <br />#5 (Nowthen Boulevard N.W.) and that an eight foot (8') wide by six hundred nine foot (609') <br />walkway be developed. <br /> <br />On September 5, 1989, the Ramsey Planning and Zoning Commission conducted a public hearing <br />regarding Haubrich Addition. The preliminary plat review was deleted from the agenda due to <br />the lack of required information by the applicant. <br /> <br />Recommendation: <br /> <br />Staff recommends that park dedication be satisfied by a Twenty foot (20') strip along County <br />Road #5 and the remainder in cash as stated in the Landscape Architect's Review of August 1, <br />1989. <br /> <br />Staff recommends preliminary plat approval contingent upon meeting the items listed in the <br /> <br /> <br />
