However, <br />the plat is located outside the City's year 2000 MUSA boundary. <br /> <br />Following is a list of comments resulting from our review of this <br />plat: <br /> <br />1) <br /> <br />The proposed 17.2 acre development consists of 6 lots with <br />minimum lot sizes of two and one half acres. All lots meet <br />the requirements of the City Code. <br /> <br />2) <br /> <br />As noted in the sketch plan review, access to the plat will <br />be provided from C.S.A.H. No. 5. Access to the plat should <br />be reviewed by the Anoka County Highway Department. <br /> <br />3) <br /> <br />Soil boring two on Lot 2, Block 2 indicates mottling at <br />approximate elevation 871. However, all proposed lots have <br />adequate Class 1 soils for on-site wastewater disposal <br />systems. <br /> <br />4) <br /> <br />The proposed 151st Lane N.W. temporary cul-de-sac exceeds the <br />maximum length for cul-de-sacs allowed by the City Code and <br />will require a variance. <br /> <br />5) <br /> <br />In review of the grading plan, the majority of the drainage <br />will flow north across Lots 2 and 3, Block ! to the wetland <br />on Lot 1, Block 1. Portions of Lots 1 and 2, Block 2 drains <br />southerly to the school property.
