The proposed sketch plan indicates that the total <br />gross land area is 108 acres. There are 41.7 acres proposed <br />industrial and the remaining 66.3 acres are proposed to be zoned <br />residential with 21 residential lots. <br /> <br />Park dedication requirements within this area are for a segment of <br />the right-of-way for the Mississippi River Regional Trail Corridor. <br />The sketch plan indicates a 75' right-of-way for the trail corridor <br />comprising approximately 4.4 acres. <br /> <br />Based on the current park dedication ordinance, park dedication <br />requires 5% of the industrial land acreage, and 10% of the <br />residential land acreage based on the proposed densities. A <br />combination of land and cash in lieu of may be required. Based on <br />this formula, 8.72 acres of land or cash in lieu of are required <br />for park dedication. <br /> <br />It is recommended that the 75' tra-il right-of-way be accepted and <br />that cash for the balance be accepted for the equivalent of 2.09 <br />acres of industrially zoned land and 2.23 acres of residentially <br />zoned land. <br /> <br />222.
