Mr. Gerald Zimmerman, Chairman <br />Page 2 <br />October 31, 1989 <br /> <br />In review of requirements for preliminary plans, the following <br />items were not provided: <br /> <br />Location of all proposed buildings. <br />Location of driveways. <br />Front, side and rear yard setbacks. <br />Landscape plan. <br />Grading and drainage plan. <br />Soil borings. <br />Profiles of all existing and proposed centerline grades. <br /> <br />In review of the Anoka County Soil Survey, soils in the plat <br />consist of Nymore loamy sand, Isam sandy loam and Rifle mucky <br />peat. Nymore loamy sand is a Class I soil suitable for on- <br />site wastewater disposal system. All lots must contain 27,225 <br />square feet of contiguous Class I soils. <br /> <br />In review of the street layouts, Wolverine Street and 167th <br />Avenue are proposed as temporary cul-de-sacs which exceed 600 <br />feet. Variances will be required for these streets. Baugh <br />Street should be constructed to the intersection of 169th Lane <br />and 169th Avenue should be constructed to County Road 83. <br /> <br />The proposed plat consists of more than 50 units in an <br />unsewered area.
