CASE #13: <br /> <br />REQUEST TO REZONE THE PROPOSED PLAT OF TOOTH ACRES ADDITION <br />FROM I-1 INDUSTRIAL TO R-1 RURAL RESIDENTIAL; <br /> CASE OF JAMES M. MARTIN <br /> By: Planning Assistant Sylvia Frolik <br /> <br />Background: <br /> <br />Mr. Jam,~s Martin is requesting approval to reconfigure the existing zoning on approximately 108 <br />acres of land to increase the amount of R-1 Rural Residential zoning to 58.2 acres and reduce the <br />amount of I-1 Industrial zoning to 41.7 acres. The subject property is located south of Hwy. #10 <br />N.W., east of Alpaca Estates. Mr. Martin has submitted a sketch plan proposing to develop the <br />property with the proposed plat of Tooth Acres, which includes 20 single family rural residential <br />lots, and retaining I-1 Industrial zoning on that part of the property adjacent to Hwy. #10 N.W. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Application <br />Site location map <br />Public heating notice <br />Properties notified <br />Proposed findings of fact <br /> <br />Observations: <br /> <br />In the opinion of City Staff, Mr. Martin's request for reconfiguration of rezoning is consistent with <br />surrounding development between Hwy. #10 and the Mississippi River. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of Mr. James Martin's request for rezoning. <br /> <br />Commission Action: <br /> <br />Motion to: <br />Recommend that City Council adopt the findings of fact relating to Mr. James Martin's <br />request for rezoning. <br /> <br />-and- <br /> <br />Motion to: <br />Recommend that City Council approve/deny Mr. James Martin's request for rezoning from <br />I-1 Industrial to R-1 Rural Residential. <br /> <br />Review Checklist: <br /> <br />City Adminisn'ator <br />City Attorney .
