Case #4 <br /> <br />REQUEST FOR SKETCH PLAN REVIEW OF STANHOPE TERRACE <br />CASE OF MARIE SKIBA <br /> By: Mark S. Banwart, Community Development Director <br /> <br />Background: <br /> <br />The proposed subdivision has an area of approximately 40 acres and will consist of sixteen <br />(16) Rural Residential lots. The average lot size is 2.5 acres. The existing and proposed land <br />use is R-1R Rural Residential District. The property is generally located in the Southeast <br />Quarter of the Northeast Quarter of Section 24, Township 32, Range 25, Anoka County, <br />Minnesota. The PIN is 24-32-25-14-0001. For your information, the following items are <br />enclosed: <br /> <br />A) <br />B) <br />C) <br />D) <br /> <br />Site Location Map <br />Proposed Subdivision <br />City Landscape's Review (October 23, 1989) <br />City Engineer's Review (October 31, 1989) <br /> <br />Observations: <br /> <br />On October 20, 1989, the City received an application and sketch plan from Marie Skiba for <br />Stanhope Terrace Addition. <br /> <br />Recommendation: <br /> <br />Staff recommends that a combination of land (35' wide trail corridor along the north side of <br />153rd Avenue N.W. right-of-way) and cash in the amount of $5,980.00 be used to satisfy the <br />park dedication requirement. If the developer constructs the 8' wide bituminous trail, the cash <br />portion of the park dedication requirement could be waived. <br /> <br />Staff recommends sketch plan approval as per the City Engineer's review dated October 31, <br />1989. <br /> <br />Commission Action: <br /> <br />Motion to recommend/not recommend acceptance of land (35' trail corridor along the north side <br />of 153rd Avenue N.W. right-of-way) and cash (amount of $5,980.00) to satisfy the park <br />dedication requirements.
