Mr. Gerald Zimmerman, Chairman <br />Page 2 <br />November 1, 1989 <br /> <br />As previously stated, the alignment and width of the proposed <br />Mississippi River Bridge Corridor should be coordinated with <br />the Anoka County Highway Department. We would also recommend <br />that this entire corridor be shown as an outlot. <br /> <br />In review of the Anoka County Soil Survey and the soil <br />borings, mottling is present in the southeast portion of the <br />plat at an approximate elevation of 854 and in the southwest <br />portion of the plat at an approximate elevation 852. City <br />Codes require that each lot contain at least 25 percent <br />contiguous Class I soils or soils where the water table is six <br />feet below the surface. Therefore, a majority of the soils <br />will require filling to meet this condition. <br /> <br />As previously stated, we would recommend realigning the <br />driveway access to Tract B and vacating the easement across <br />Lot 10, Block 2. <br /> <br />In review of drainage, plans must be submitted for the storm <br />sewer and drainage calculation should be provided to show <br />adequate ponding will be provided. <br /> <br />In review of the data required by the City Code for <br />preliminary plat approval, the following items were not <br />provided: <br /> <br />Se <br /> <br />Profiles and cross sections of the existing streets and <br />proposed street. <br /> <br />b. A future subdivision plat. <br /> <br />The proposed plat provides a 75 foot wide trail for park <br />dedication. This amounts to approximately half of the park <br />dedication requirements based on the city Code. Therefore, <br />the developer will be subject to cash payment of park <br />dedication. <br /> <br />We would recommend approval of the preliminary plat subject to <br />correcting or obtaining variances for the items discussed in this <br />letter. <br /> <br /> <br />
