All of the lots exceed the minimum width <br />requirement of 200 feet for road frontage and the minimum area <br />requirement of 2.5 acres. <br /> <br />Access to the plat will be from Traprock Street and 142nd <br />Avenue N.W. Traprock Street and 142nd Avenue N.W. are <br />currently on the City's Municipal State Aid Street (MSAS) <br />System. The City Code requires that the right-of-way for <br />collector streets must be 80 feet. However, with the proposed <br />Mississippi River Bridge Corridor and the addition of a <br />Municipal State Aid Street parallel and 300 feet south of U.S. <br />Highway 10 and 169 (Riverdale Road), the need for 142nd Avenue <br />N.W. as MSA street may be eliminated. <br /> <br />If Traprock Street N.W. is not constructed as a MSA street, <br />the developer will be responsible for upgrading the west half <br />of Traprock Street N.W. <br /> <br />222 Monroe Street <br />Anoka, Minnesota 55303 <br /> <br />612/427-5860 <br /> <br />Fax 61 2/427-3401 <br /> <br />Eugene J.
