All of the <br />lots will exceed the minimum width requirement of 200 feet for <br />road frontage. <br /> <br />Access to Lots 1 and 2 will be from Llama Street. Access to <br />Lots 3 and 4 will be from 161st Avenue N.W. These streets are <br />currently improved streets. <br /> <br />We are unable to comment on the drainage at this time. The <br />developer will have to show how drainage will be handled on <br />the preliminary plat. <br /> <br />4. Soils are Nymore sands which are Class I soils. <br /> <br />The sketch plan should be referred to the Parks Commission for <br />review of park dedication requirements.
