Surveyors & <br />Landscape Architects <br /> <br />october 31, 1989 <br /> <br />Mr. Gerald Zimmerman, Chairman <br />Ramsey Planning & Zoning Commission <br />city of Ramsey <br />15153 Nowthen Boulevard N.W. <br />Ramsey, MN 55303 <br /> <br />Preliminary Plat Review <br />Oleo Acres <br /> <br />Dear Mr. Zimmerman: <br /> <br />We have reviewed the above referenced preliminary plat which is <br />located in the R-iR Residential rural service area of the City. <br /> <br />Following is a list of comments resulting from our review of this <br />preliminary plat: <br /> <br />The proposed plat consists of four lots with three lots being <br />2.5 acre lots and a fourth lot consisting of the remaining 10 <br />acres. All of the lots will exceed the minimum width <br />requirement of 200 feet for road frontage. <br /> <br />Access to Lots 1 and 2 will be from Llama Street. Access to <br />Lots 3 and 4 will be from 161st Avenue N.W. These streets are <br />currently improved streets. <br /> <br />In review of the contour map, it appears that a majority of <br />Lot 3 and the east half of Lots 1 and 2 drain to the existing <br />pond on Lot 3. An easement should be provided for the ponding <br />area. <br /> <br />4. Soils are Nymore sands which are Class I soils. <br /> <br />In review of the data required by the City Code for <br />preliminary plat approval, the following items were not <br />provided: <br /> <br />so <br /> <br />Soil borings <br />Profiles of existing streets <br />Location and width of the existing streets <br />A future subdivision plat. <br /> <br />222.
