Case #7: <br />REQUEST FOR PRELIMINARY PLAT APPROVAL OF TROTT BROOK PONDS ADDITION; <br /> CASE OF GERALD J. BAUER <br /> By: Mark S. Banwart, Community Development Director <br /> <br />Background: <br /> <br />The proposed subdivision has an are of approximately 153 acres and consists of 58 Rural <br />Residential lots. The average density is 2.6 acres per lot. The existing and proposed zoning is R- <br />1R Rural Residential. The property is generally located in the North Half of the Northwest <br />Quarter, the North Half of the South Half of the Northwest Quarter and that part of the West Half <br />of the Northwest Quarter lying West of 1he center line of State Highway #47, all in Section 11, <br />Township 32, Range 25, Anoka County, Minnesota. And, that part of the West 224 feet of the <br />Southwest Quarter of the Southwest Quarter of Section 2, Township 32, Range 25, Anoka <br />County, Minnesota lying Southerly of the centerline of Trott Brook. Bauer for Trott Brook Ponds Addition. <br /> <br />On October 3, 1989, the Ramsey Planning and Zoning Commission accepted the sketch plan for <br />Trott Brook Ponds Addition and direct the subdivider to proceed to preliminary plat stage as per <br />the City Engineer's report dated September 27, 1989. <br /> <br />It was noted that the old barn on Lot 14 may be under the jurisdiction of the Anoka County <br />Historical Society. <br /> <br />On October 12, 1989, the Ramsey Park and Recreation Commission heard the staff <br />recommendation to take land along Troll Brook, the North/South Corridor along the easterly <br />boundary known as Lot 5, Block 1, then going east across Lots 6 through 14, Block 1, along the <br />northerly border of the plat along State Highway #47 down to the southern border of the plat. <br />It was also recommended that the trail corridor be approximately 100 - 125' in width along <br />Trott Brook and a 75' wide trail right-of-way be provided on the easterly side. The remainder <br />amount of park dedication to be satisfied with cash. There was a motion which was adopted by <br />the Ramsey Park and Recreation Commission that the staff recommendation for land be accepted <br />for park dedication with the remainder in cash. <br /> <br /> <br />
