Banwart, Community Development Director <br /> <br />Background: <br /> <br />The proposed subdivision has an area of approximately 80 acres and consists of eleven (11) <br />Rural Residential lots, two (2) outlots and designated park areas. The density of this plat is one <br />(1) dwelling per each 6.7 acres with a park area of approximately 16.9 acres (21% of the <br />total land area). The current and proposed land use is R-lB Rural Residential District. The <br />property is generally described as the West half of the Southwest Quarter of Section 9, <br />Township 32, Range 25, and Lot 8, Block 6, Golden Eagle Estates, Anoka County, Minnesota. The <br />PINs are 09-32-25-32-0001, 09-32-25-33-0001 and 09-32-25-31-0017. Helgeson for Trott Brook Ridge Addition. <br /> <br />On October 3, 1989, the Ramsey Planning and Zoning Commission accepted the sketch plan for <br />Trott Brook Ridge Addition and direct the subdivider to proceed to the preliminary plat stage as <br />per the City Engineer's report of September 26, 1989. In addition, the Ramsey Planning and <br />Zoning Commission agreed that the front yard setbacks should be down sized on lot on Block 3 in <br />order to get the future houses closer to the road versus the wetland. The subdivider, Dean <br />Helgeson, noted the need for a variance for the cul-de-sac length had been eliminated due to <br />redesign of the plat layout. <br /> <br />On October 12, 1989, the Ramsey Park and Recreation Commission approved the sketch plan <br />and proposed park dedication as shown for the Trott Brook Ridge Addition. <br /> <br />Recommendation: <br /> <br />Staff recommends preliminary plat approval as per City Engineer's review dated November 1, <br />1989. <br /> <br /> <br />
