Hakanson
Anderson
Assoc., Inc.

Engineers, Surveyors &
Landscape Architects

November 1, 1989

Mr. Gerald Zimmerman, Chairman
Ramsey Planning & Zoning Commission
city of Ramsey
15153 Nowthen Boulevard N.W.
:~amsey, MN 55303

Re:

Preliminary Plat Review
Trott Brook Ridge

Dear Mr. Zi~merman:

We have reviewed the above referenced preliminary plat which is
located in the R-1R Residential rural service area of the City.

Following is a list of comments resulting from our review of this
preliminary plat:

The proposed plat has been revised to include 10 lots and a
16.9 acre park. All of the lots will exceed the minimum width
requirement of 200 feet for road frontage.

Access to the plat will be from Yolite Street on the north and
Alpaca Street and 166th Ave. on the south. To eliminate the
168th Lane and Bison Street cul-de-sac, Bison Street should
be constructed north of the plat to 171st Street. The 165th
Avenue cul-de-sac will need a variance for exceeding the
maximum length of 600 feet.

As previously indicated, the amount of Class I soils in
Block 2 is questionable. Soil borings should be provided to
establish the water table elevation.

In review of the drainage, storm water will be directed
towards Trott Brook. Drainage calculations should be provided
for the design of the proposed storm sewers.

The 100 year flood level of Trott Brook is 871.4. Therefore,
all livable floors must be constructed at or above elevation
872.4.

222 Monroe Street
Anoka, Minnesota 55303

612/427-5860

Fax 61 2/427-3401

Eugene J.
