NOTICE OF PUBLIC HEARING CITY OF RAMSEY ANOKA COUNTY STATE OF MINNESOTA TO WHOM IT MAY CONCERN: Notice is hereby given that the Ramsey Planning and Zoning Commission will hold a public hearing on Monday, November 6, 1989 at 7:30 p.m. at the Ramsey Municipal Center, 15153 Nowthen blvd. N.W., Ramsey, Minnesota. The purpose o! ~he hearing is to consider Grayce Kalstad's request for preliminary plat approval of the proposed Sunfish Lake Estates Addition. The plat consists of approximately 12.4 acres and is proposed to be developed with approximately five single family rural residential Iols. The property is legally described as follows: Tract #1: All that part of Government Lots 2 and 3, Section 26, Township 32, Range 25, Anoka County, Minnesota described as follows: Commencing at the West 1/4 corner of said Section 26; Thence North along the West line of said Section 26, said West line having a bearing of due North and South, a distance of 435.42 feet; Thence East on a line having a bearing of due Easl and West a distance of 188.08 feet to its intersection with the centerline of Town road as now laid out and traveled, said point hereinafter referred to as Point "A"; Thence South 87 degrees 41 minutes 10 seconds East a distance of 284.0 feet; Thence South 75 degrees 46 minutes 10 seconds East a distance of 358.75 feet; Thence North 39 degrees 36 minutes 20 seconds East a distance of 258.74 feet to the actual point of beginning of the tract of land to be hereby described; Thence continuing North 39 degrees 36 minutes 20 seconds East a distance of 796.55 feet; Thence North 30 degrees 28 minutes 20 seconds East a distance of 95 feet; Thence North 59 degrees 21 minutes 40 seconds West a distance of 548 feet, more or less, to its intersection with the shoreline of Sunfish Lake; Thence Southwesterly along the shoreline of Sunfish Lake to its intersection with a line having a bearing of North 50 degrees 23 minutes 40 seconds West and drawn from the actual point of beginning; Thence South 50 degrees 23 minutes 40 seconds East a distance of 245 feet, more or less, to the actual point of beginning. Subject to an easement for road purposes over the Southeasterly 33 feet thereof as measured at right angles to the centerline as described below. Together with an easement for road purposes over a strip of land 66 feet in width, 33 feet on each side of the following described centerline: Commencing at Point "A" as described above; Thence South 87 degrees 41 minutes 10 seconds East a distance of 284 feet; Thence South 75 degrees 46 minutes 10 seconds East a distance of 183.75 feet; Thence Northeasterly on a tangential curve concave to the Northwest having a radius of 276.69 feet and having a delta angle of 64 degrees 37 minutes 30 seconds for a distance of 312.08 feet; Thence North 39 degrees 36 minutes 20 seconds East a distance of 880.29 feet; Thence North 30 degrees 28 minutes 20 seconds East a distance of 95 feet and there terminating.
