Mr. Gerald Zimmerman, Chairman <br />Page 2 <br />October 31, 1989 <br /> <br />Lots 2 and 3, Block 1 are deficient in street frontage being <br />approximately 180' and 150' wide, respectively at the street <br />frontage. It appears that they both would be less than 200' <br />at the setback line. <br /> <br />A 50' wide drainage easement each side of the drainage ditch <br />centerline is required. We cannot comment on other drainage <br />aspects due to lack of information submitted. <br /> <br />The Anoka County Soil Survey indicates that soils within the <br />plat are complex with more than 10 soil series identified on <br />the plat. Significant areas of the plat are comprised of <br />Class II, III and V soils unsuited for standard on-site <br />systems. Nymore B and C sands are predominant Class I soils <br />in a portion of the southern area of the plat and the westerly <br />portion of the plat north of the drainageway. Soil borings <br />should be undertaken to determine that adequate soils exist <br />on each lot particularly in Lots 1-13, Block 1. <br /> <br />10. <br /> <br />The plat will be reviewed by the Parks Commission at their <br />November 9 meeting for parks dedication. Staff recommendation <br />will be to require land to accommodate continuation of the <br />trail along the drainageway and a north-south trail located <br />between Lots 6-7, Block 1 and extending between Lots 9 and 10, <br />Block 2 to the drainageway.
