That the subject property is 153.5 acres in size. That the subject property is currently zoned R-1 Rural Residential. That the subject property is surrounded on all sides by R-1 Rural Residential zoning. That Section 170.016K of the Ramsey City Code states that the intent of a Planned Unit Development is to preserve desirable land characteristics and open space and to protect sensitive environmental features such as steep slopes, poor soils and trees. That Section 170.016K of the Ramsey City Code states that a Planned Unit Development shall provide a minimum of twenty percent (20%) for private or public open space air recreational uses.
