Banwart, Community Development Director <br /> <br />Background: <br /> <br />The proposed subdivision has an area of approximately 115 acres and will consist of 29 single <br />family rural residential lots. The gross density of the proposed subdivision is 3.97 acres per <br />residence. The existing and proposed land use is R-1 Rural Residential. The property is generally <br />located in the East Half of the Northwest Quarter of the West Half of the Northeast Quarter lying <br />South of Duff and Towel Estates and West of Highway #47. In addition, it was noted that Lots 3 - 6 of Hall-Anderson Acres Addition, directly south of <br />the proposed Alder Glen Addition, are metes and bounds parcels that extend into the proposed <br />Alder Glen Addition; consideration should be ~ven to contacting those property owners regarding <br />the possibility of consolidating their tax parcel and including them into the proposed Alder Glen <br />plat. <br /> <br />On November 9, 1989, the Ramsey Park and Recreation Commission recommended acceptance of <br />land to satisfy the park dedication requirements as per the City Landscape Architect's review dated <br />October 31, 1989. If, however, Hokanson Construction should change the plat to a PUD, park <br />dedication shall increase subject to PUD requirements and staff recommendations. <br /> <br />On November 17, 1989, the City of Ramsey received application from Hokanson Construction, <br />Inc. to rezone the proposed Alder Glen Addition from R-IR (Rural Residential District) to a PUD <br />(Planned Unit Development). <br /> <br />On November 20, 1989, the Developer changed the proposed plat name from Alder Glen Addition <br />to Heatherwood Hills Addition. <br /> <br /> <br />
