CASE #1: <br /> <br />REQUEST TO REZONE THE PROPOSED PLAT OF TROTT BROOK PONDS <br />FROM R-1 RURAL RESIDENTIAL TO PLANNED UNIT DEVELOPMENT; <br />CASE OF GERALD BAUER <br /> By: Planning Assistant Syh'ia Frolik <br /> <br />Background: <br /> <br />Mr. Gerald Bauer is requesting approval to rezone the proposed plat of Trott Brook Ponds from R- <br />1 Rural Residential to Planned Unit Development (PUD) in order to develop the land with 61 <br />single family lots at least one acre in size in lieu of more than 20% of the land being dedicated to <br />park and storm water management purposes. Overall, the plat will meet the one unit per 2.5 acres <br />density requirement. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Application <br />Site location map <br />Public hearing notice <br />Properties notified <br />Preliminary. site plan (on display in Council chambers) <br />Proposed findings of fact <br /> <br />Observations: <br /> <br />City Code states that the intent of a Planned Unit Development is to preserve desirable land <br />characteristics and open space and to protect sensitive environmental features. City Code also <br />states that a Planned Unit Development shall provide a minimum of 20% for private or public open <br />space air recreational uses. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the request for rezoning. <br /> <br />Commission Action: <br /> <br />Motion to: <br />Recommend that City Council adopt the findings of fact relating to Mr. Gerald Bauer's <br />request to rezone the proposed plat of Trott Brook Ponds from R-1 Rural Residential to <br />Planned Unit Development. <br /> <br />-and- <br /> <br />Motion to: <br />Recommend that City Council approve/deny Mr. Gerald Bauer's request to rezone the <br />proposed plat of Trott Brook Ponds from R-1 Rural Residential to Planned Unit <br />Development. <br /> <br />Review Checklist: <br /> <br />City Administrator <br />City Attorney <br />Cit3, Engineer <br />Community Development Director <br /> <br /> Chief of Police <br /> Finance Officer <br />X Planning & Zoning Commission <br />X Planning Assistant X <br /> <br /> <br />
