For your information, the following items are enclosed: <br /> <br />A) <br /> <br />C) <br />D) <br />E) <br />F) <br /> <br />Site Location Map <br />Proposed Subdivision <br />City Landscape's Review (October 23, 1989) <br />City Engineer's Review (October 31, 1989) <br />Notice of Public Hearing (November 21, 1989) <br />Public Hearing Notification List <br />City Engineer's review (December 5, 1989)(Available at meeting) <br /> <br />Observations: <br /> <br />On October 20, 1989, the City received an application and sketch plan from Marie Skiba for <br />Stm~hope Terrace Addition. <br /> <br />On November 6, 1989, the Ramsey Planning and Zoning Commission tabled this case until their <br />special meeting scheduled for November 21, ~989. <br /> <br />On November 9, 1989, the Ramsey Park and Recreation Commission recommended acceptance of <br />a 35' trail corridor along the North side of the 153rd Avenue N.'¢,. rizht-of-wav and cash in the <br />amount of $5,980.00 to satisfy the park dedication requirements. <br /> <br />On November 21, 1989, at a special meeting of the Ramsey Planning and Zoning Commission, the <br />Commission approved the sketch plan of Stanhope Terrace Addition and directed the subdivider to <br />proceed to the preliminary plat stage. The subdivider was also directed to coordinate road <br />alignments with adjoining property owners Les and Jack ix, filler, provide an access to the north and <br />align the access to the south with the adjoining Juniper Woods plat; and ~ant a variance to cul-de- <br />sac len~h. <br /> <br />Recommendation: <br /> <br />Staff recommends that a combination of land (35' wide trail corridor along the noah side of 153rd <br />Avenue N.W. right-of-way) and cash in the amount of $5,980.00 be used to satisfy the park <br />dedication requirement. If the developer constructs the 8' wide bituminous trail, the cash portion <br />of the park dedication requirement could ~ waived. <br /> <br />Staff recommends preliminary plat approval of Stanhope Terrace Addition as per the City <br />Engineer's review dated Decem~r 5, 1989 and denial of cul-de-sac length since a hardship cannot <br />be demonstrated. <br /> <br />t4q <br /> <br /> <br />
