The subdivider was also directed to coordinate road
alignments with adjoining property owners Les and Jack ix, filler, provide an access to the north and
align the access to the south with the adjoining Juniper Woods plat; and ~ant a variance to cul-de-
sac len~h.

Recommendation:

Staff recommends that a combination of land (35' wide trail corridor along the noah side of 153rd
Avenue N.W. right-of-way) and cash in the amount of $5,980.00 be used to satisfy the park
dedication requirement. If the developer constructs the 8' wide bituminous trail, the cash portion
of the park dedication requirement could ~ waived.

Staff recommends preliminary plat approval of Stanhope Terrace Addition as per the City
Engineer's review dated Decem~r 5, 1989 and denial of cul-de-sac length since a hardship cannot
be demonstrated.

t4q
