4) <br /> <br />5) <br /> <br />6) <br /> <br />7) <br /> <br />8) <br /> <br />9) <br /> <br />lO) <br /> <br />12) <br /> <br />1.3) <br /> <br />14) <br /> <br />15) <br /> <br />R-1 <br /> <br /> PROPOSED FINDINGS OF FACT <br /> REZONING <br /> RUM RIVER BLUFF <br />RURAL RESIDENTIAL TO PLANNED UNIT DEVELOPMENT <br /> 11/29/89 <br /> <br />(PUD) <br /> <br />That Juniper Ridge Partnership, hereinafter referred to as "Applicant", has properly applied <br />for a rezoning of Rum River Bluff from R-1 Rural Residential to Planned Unit <br />Development (P.U.D.). <br /> <br />That the Applicant appeared before the Planning and Zoning Commission for a public <br />hearing pursuant to Sections 170.013C and 170.016K of the City Code on December 5, <br />1989 and that said public hearing was properly advertised and that the minutes of said <br />public hearing are hereby incorporated by reference. <br /> <br />That the property, which is proposed to be named Rum River Bluff, is legally described as <br />follows: <br /> <br />Government Lot 3, Section 19, Township 32, Range 24, Anoka County, Minnesota. <br />That the subject property is cres in size. <br /> <br />That the subject property is currently zoned R-1 Rural Residential. <br /> <br />That the subject property is surrounded by R-1 Rural Residential zoning. <br /> <br />That Section 170.016K of the Ramsey City Code states that the intent of a Planned Unit <br />Development is to preserve desirable land characteristics and open space and to protect <br />sensitive environmental features such as steep slopes, poor soils and trees. <br /> <br />That Section 170.016K of the Ramsey City Code states that a Planned Unit Development <br />shall provide a minimum of twenty percent (20%) for private or public open space~ <br />recreational uses. <br /> <br />That the subject plat contains floodways that the Cit'), is interested in accumulating for storm <br />water management. <br /> <br />That the subject plat contains property that the City is interested in accumulating for it's <br />multi-use mill system. ~,~ <br /> <br />That the preliminary site plan for Rum River Bluff indicates that % of the land will be <br />preserved for park and ~:m:a~r~m~,,,~,, .... r-r v~ ~ %~ .5~- ~' ~ <br /> <br />That the preliminary site plan indicates a proposal to develop Rum River Bluff with ~ <br />single family lots at least one acre in size and with an average density of one unit per~ <br /> <br /> <br />
