One lot is a 2.5 acre lot, one <br />is 1.28 acre lot and a third lot is a 0.50 acre lot. The <br />minimum lot size in the B-1 district is 0.50 acre. The sketch <br />plan shows that the ~ots will be industrial. Therefore, <br />rezoning will be required. Also the minimum lot size for <br />industrial zones is one acre. <br /> <br />Access to the existing Brooks Superette will be from Co. Rd. <br />83. Access to Lots 1 and 2 will be from 146th Avenue N.W. <br /> <br />Anoka County maintains Co. Rd. 83 and 146th Avenue N.W. is a <br />City street which was upgraded to City standards at the time <br />Hy-10 Ramsey was platted. Therefore, no improvements are <br />required with the exception of seal coating 146th Avenue N.W. <br /> <br />Based on the Anoka County Soil Survey, the soils in the plat <br />are Hubbard coarse sands.
