-4 - <br /> <br /> seconds East, along said north line, 177.74 feet to the point <br /> of beginning. <br /> <br /> consisting of approximately 35 acres. <br /> <br /> 2. That the perpetual easement conveyed to the City legally <br />described above, shall be used by the City as a multiple purpose <br />trail system and community park area. The final alignment of the <br />trail may be changed at the time of construction based upon the <br />economic feasibility of construction and/or the necessity of <br />orderly development of the property through which the trail will <br />be located. <br /> <br /> That fee title to the perpetual easement described in <br /> <br />Paragraphs 1 and 2 above shall be dedicated to the City of <br />Ramsey, upon the platting of those portions of Outlots B and C, <br />NORTHFORK, which are abutting the said described easements. <br /> <br /> 3. That the Developer agrees to convey to the City a 50 <br /> <br />foot wide access easement permitting access to the community park <br />area, the exact legal description and location of said easement <br />to be agreed upon by the parties hereto. Said conveyance will be <br />made within 30 days of the City's request. <br /> <br /> 4. That upon conveyance of the 35 acres trail area and <br />community park areas described above, the Developer's park <br />dedication requirement and cash donation obligation as required <br />by City Code shall be satisfied for all of the Developer's PUD <br />property which is located Easterly of Andrie Street and Northerly <br />of 153rd Avenue N.W. <br /> <br /> 5. That upon the Development of that portion of the PUD <br /> <br />located Southerly of NORTHFORK, Westerly of NORTHFORK SECOND and <br />Northerly of 153rd Avenue N.W., the Developer's park dedication <br />requirement shall be as follows: <br /> <br /> <br />
