REVIEW SKETCH PLAN FOR NORTH FORK 3RD ADDITION <br />By: Mark S. Banwart, Community Development Director <br /> <br />Case #2: <br /> <br />On January 31, 1989, the City received application for North Fork 3rd Addition. The proposed <br />subdivision consists of Block One with six lots, Block Two with three lots and Block Three with <br />seven lots. There is a total of 16 lots. The layout of this addition is consistent with the general <br />concept plan and intent of the North Fork P.U.D. For your information, the following items are <br />enclosed: <br /> <br />Ao <br /> <br />A site location map <br />Proposed subdivision <br />City Engineer's review <br /> <br />Observations: <br /> <br />On September 14, 1988, Dennis Peck, representing North Fork, provided the Planning and Zoning <br />Commission with the most recent version of the concept for the development of the remainder of <br />North Fork P.U.D., which includes an eighteen hole golf course. On December 8, 1988, Mr. Peck <br />told the Park and Recreation Commission that North Fork agreed to supply 30 acres for park <br />dedication with access to a trail corridor. He also told the Commission that he would be coming in <br />January with a preliminary plat. Commissioner Hendriksen stated that he felt it would convey a <br />poor message for North Fork to have a private trail going through it. Mr. Peck stated that North <br />Fork was attracting more interest in a golf course than a trail system. Although the golf course <br />would be privately owned, it would be open to the public. The City Engineer has reviewed the sketch <br />plan and has addressed a number of issues. <br /> <br />Reeornrnendation~ <br /> <br />-Staff recommends sketch plan approval of North Fork 3rd Addition. <br />-Staff recommendation regarding Park Dedication is withheld at this time until the results of the <br />March 2nd Special Joint meeting of the Planning and Zoning, Park and Recreation, Economic <br />Development Commission and City Council. <br /> <br />Comanlssion Action: <br /> <br />-Motion to recommend approval/denial/tabling of sketch plan and to proceed to preliminary <br />platting of North Fork 3rd Addition. <br /> <br />Review Checklist: <br /> <br />City Administrator <br />City Attorney <br />City Engineer ~. <br />Community Development Director ~X <br /> <br />Chief of Ponce <br />Finance Officer <br />Planning & Zoning Commission <br />Park & Recreation Commission <br /> <br /> <br />
