The property is currently <br />zoned residential. <br /> <br />Following is a list of comments resulting from our review of the <br />Dellwood Hills sketch plan: <br /> <br />1) <br /> <br />Dellwood Hills is a proposed 23.9 acre plat consisting of nine <br />single family lots. <br /> <br />2) <br /> <br />Any area intended to be dedicated or reserved for public use, <br />including the approximate size of the area should be noted on <br />the plan. No parks or trails are indicated on City Plans for <br />the proposed plat, thus park dedication requirements may be <br />recommended by the Parks Commission to be met in cash. <br /> <br />3) <br /> <br />According to the Anoka County Soil Survey, the soils consist <br />of Nymore loam sand and Zimmerman fine sand. Nymore and <br />zimmerman meet the criteria for Class I Soils. <br /> <br />4) <br /> <br />5) <br /> <br />The proposed cul-de-sac street (!100'+) exceeds the maximum <br />length of 600 feet provided by City Code. <br /> <br />The half section map shows a 66' street allowance for the <br />extension of 171st Avenue to the west of Bison.
