The property is currently <br />zoned residential. <br /> <br />Following is a list of comments resulting from our review of the <br />Gordon's Gardens 2nd Addition sketch plan: <br /> <br />Gordon's Gardens 2nd Addition is _a-proposed 26 acre plat <br />consisting of four single family lots. The proposed plat is <br />a replat of Lot 2, Block 1, Gordon's Gardens. <br /> <br />According to the Anoka County Soil Survey, the soils consist <br />of Nymore loamy sand and Zimmerman fine sand. Nymore and <br />Zimmerman meet the criteria for Class I Soils. <br /> <br />Access to Lots 1, 2 and 3, Block 1 is proposed from County <br />State Aid Highway No. 22. The City Code does not allow direct <br />vehicular access frOm individual lots to a major highway. <br />Lot 4, Block 1 is landlocked unless 180th Avenue N.W. is <br />extended to provide access. ~ <br /> <br />The developer is proposing to combine Lot 4, Block 1 with the <br />existing Lot 1, Block 1 of Gordon's Gardens. Therefore, Lot <br />1, Block 1 should be included in the replat to avoid the <br />creation of a landlocked parcel. <br /> <br />The proposed plat should be.
