The proposed plat consists of approximately 70 acres <br />with 19 lots. The sketch plan indicates park dedication of 10.93 <br />acres more or less along County Ditch 66 and 3. Most of this <br />acreage consists of lowland but appears to be traversable. The <br />proposed park land dedication is consistent with the trails plan <br />which indicates a trail paralleling the ditch. <br /> <br />Soil borings in the plat indicate the water table is at 863.9 to <br />864.5 while the majority of the proposed park land is at an <br />elevation of approximately 867. <br /> <br />Our recommendation is to accept the park land dedication as <br />proposed with the following modification. Add or exchange a 35' <br />wide right-of-way or trail easement along the south line of the <br />SE1/4 of the SE1/4 of Section 15 connecting the park land to the <br />west line of the plat.
