The property is currently <br />zoned rural residential. <br /> <br />Following is a list of comments resulting from our review of the <br />Evergreen Estates sketch plan: <br /> <br />1) <br /> <br />Evergreen Estates is a 44 acre tract with a single 2.5 acre <br />lot being subdivided. <br /> <br />2) <br /> <br />Any area intended to be dedicated or reserved for public use, <br />including the approximate size of the area should be noted on <br />the plan. Staff recommendation to the Parks Commission is <br />that park dedication requirements be met in cash. <br /> <br />3) <br /> <br />According to the Anoka County Soil Survey, the soils consist <br />of Nymore loam sand. Nymore meets the criteria for Class I <br />soils. <br /> <br />4) <br /> <br />The proposed subdivision does not conform to City requirements <br />since the lot must have frontage on a publicly dedicated <br />street and half streets are prohibited under Section 170.038 <br />of City Code. A cul de sac would neither be desireable nor <br />permissible without variance since that portion of 173rd <br />Avenue N.W. would exceed 600'. <br /> <br />5) The Applicant may wish to consider reorienting the lot such <br /> that the side yard would front on 173rd with lot frontage <br /> being off a north-south street.
