The average proposed density is one dwelling unit per <br />2.87 acres. The plat is situated north of the elementary school. <br /> <br />No parks are proposed nor required to serve this subdivision. It <br />would be desirable, however, to provide sufficient right-of-way <br />along CSAH 5 to provide a paved treadway between the elementary <br />school and the north boundary of the plat (opposite City Hall <br />entry). A 20' strip would provide room to install an 8' treadway <br />along the road right-of-way. <br /> <br />This would be 0.28 acres. The standard 10% dedication would <br />require that 1.72 acres be dedicated. The dedication of 0.28 acres <br />would reduce the remaining dedication to 1.44 acres or cash <br />equivalent. At an estimated value of $3,000/acre, a cash in lieu <br />of balance for the 1.44 acres would be $4,320. <br /> <br />We are recommending that the developer be required to construct <br />this segment of walkway and reduce the park dedication requirement <br />accordingly. <br /> <br />It's estimated that an 8' bituminous walk of 609 lineal feet at <br />$6.00/LF would cost approximately $3,650. <br /> <br />22.2 Monroe Street <br />Anoka, Minnesota 55303 <br /> <br />612/427-5860 <br /> <br />Fax 61 2/427-3401 <br /> <br />Eugene ].
