Hakanson <br />Anderson <br />Assoc., inc. <br /> <br />Engineers, Surveyors & <br />Landscape Architects <br /> <br />August 29, 1989 <br /> <br />Mr. Gerald Zimmerman, Chairman <br />Ramsey Planning & Zoning Commission <br />City of Ramsey <br />15153 Nowthen Blvd. N.W. <br />Ramsey, MN 55303 <br /> <br />Sketch Plan Review of <br />Gobernatz Addition <br /> <br />Dear Mr. Zimmerman: <br /> <br />We have reviewed the above referenced sketch plan which is located <br />in the R-IR Residential rural service area of the City. <br /> <br />Following is a list of comments resulting from our view of this <br />sketch plan: <br /> <br />The proposed plat consists of three lots with two 2.5 acre <br />lots and a third lot of the remaining 35 acres. All of the <br />lots will meet the minimum width requirement of 200 feet for <br />road frontage. <br /> <br />Access to the existing lot will be from Highway 47 by <br />improving or relocating an existing driveway. Access to Lots <br />1 and 2 will be from 177th Avenue N.W. <br /> <br />Based on research undertaken last November in review of an <br />earlier sketch plan for this parcel, it was determined that <br />177th Avenue was a public road and that a 66' foot easement <br />(PIN ~02-32-25-13-0004) existed and that PIN ~02-32-25-0001 <br />was owned by the City. 177th Avenue does not meet current <br />City standards, but no part of the 177th Avenue ROW is <br />included in the Gobernatz plat. As a result, upgrading of <br />the street was recommended to be accomplished under State <br />Statute Chapter 429. <br /> <br />The current alignment of 177th is partially on the Gobernatz <br />property and has been maintained by the City for at least 15 <br />years. <br /> <br />22.2.
