Banwart, Community Development Director <br /> <br />Background: <br /> <br />The proposed subdivision has an are of approximately 153 acres and consists of 58 Rural <br />Residential lots. The average density is 2.6 acres per lot. The existing and proposed zoning is R- <br />IR Rural Residential. The property is generally located in the North Half of the Northwest <br />Quarter, the North Half of the South Half of the Northwest Quarter and that pan of the West Half <br />of the Northwest Quarter lying West of the center line of State Highway #47, all in Section 11, <br />Township 32, Range 25, Anoka Count)', Minnesota. And, that part of the West 224 feet of the <br />Southwest Quarter of the Southwest Quarter of Section 2, Township 32, Range 25, Anoka <br />County, Minnesota lying Southerly of the centerline of Trott Brook. Bauer for Trott Brook Ponds Addition. <br /> <br />Recommendation: <br /> <br />Staff recommends sketch plan approval and directing the subdivider to proceed to the preliminary <br />plat stage as per City Engineer's review of September 27, 1989. <br /> <br />Staff recommends satisfaction of the park dedication requirement as stated in the City Landscape <br />Architect's review of October 2, 1989 and discussed by the Ramsey Park and Recreation <br />Commission. <br /> <br />Commission Action: <br /> <br />Motion to recommend/not recommend satisfaction of park dedication requirement as stated in the <br />City Landscape Architect's review dated October 2, 1989 and discussed by the Ramsey Park and <br />Recreation Commission. <br /> <br />Motion to recommend/not recommend approval of Trott Brook Ponds Addition and to direct the <br />subdivider to proceed to preliminary plat stage as per City Engineer's review dated September 27, <br />1989. <br /> <br />Review Checklist: <br /> <br />City Administrator <br />City Attorney <br />City Engineer ' X <br />Community Development Director .
