Lot 2 <br />currently has a house on it which is approximately 90' from <br />the lake edge. <br /> <br />The subdivision is within a Shoreland Management Area with <br />Sunfish Lake designated as a Recreational Development Lake. <br />Setback requirements for houses from the Ordinary, High Water <br />mark is 100'. The OHW elevation and setback line should be <br />shown on the preliminary plat. <br /> <br />Lot sizes and water frontage comply with City code and the <br />shoreland ordinance. <br /> <br />sunfish Lake Drive is proposed to be upgraded to a collector <br />street as part of the City thoroughfare plan. The preliminary <br />plat should reflect an 80' right-of-way with 40' rather than <br />33' ROW on this plat. Dependent on the alignment of the <br />proposed collector road to the east, the right-of-way at Lot 1 <br />may later be reduced to 66'. Also, the access road (Sunfish <br />Lake Drive) from Sunfish Lake Boulevard to this plat is <br />currently a private road.
