The property is currently <br />zoned residential. <br /> <br />Following is a list of comments resulting from our review of the <br />Gordon's Gardens 2nd Addition sketch plan: <br /> <br />Gordon's Gardens 2nd Addition is a proposed 26 acre plat <br />consisting of three single family lots. Lot sizes range from <br />approximately 8 to 10 acres. The proposed plat is a replat <br />of Lot 2, Block 1, Gordon's Gardens. <br /> <br />According to the Anoka County Soil Survey, the soils consist <br />of Nymore loamy sand and Zimmerman fine sand. Nymore and <br />Zimmerman meet the criteria for Class I soils. <br /> <br />Access to Lots 1, 2 and 3, Block 1 is proposed from County <br />State Aid Highway No. 22. The City Code does not allow direct <br />vehicular access from individual lots to a major highway. The <br />applicant, however, has pursued providing access via 180th <br />Avenue and has been unsuccessful in reaching a cost-effective <br />solution. Anoka County in their earlier review had indicated <br />that upgrading an existing access from Co. 22 was acceptable <br />for shared access to Lots 1 and 2. Lot 3 access would also <br />be off of Co. 22. The County should review this latest <br />subdivision proposal. <br /> <br />The proposed plat has been submitted to the Park Commission <br />for a recommendation on park dedication.
