Two new lots of 2.5 <br />acres each are being created. Lot 1 is currently developed <br />and consists of 3.68 acres. The total plat is 8.68 acres. <br /> <br />Access to the new lots is proposed via extending 164th Ave. <br />N.W. in a cul-de-sac. The existing cul-de-sac length from <br />Junkite Street is 433.87'. The proposed extension would be <br />approximately 615' in total length. <br /> <br />The sketch plan indicates a street ROW of 60' rather than 66' <br />as required by code. The ROW width for 164th Ave. N.W. is <br />66'. <br /> <br />Upon extension of 164th Ave., the temporary cul-de-sac <br />pavement on 164th Ave. should' be removed. <br /> <br />The new cul-de-sac radius is shown as 50' rather than 65' as <br />required by City Code. This should be revised on the <br />preliminary plat. <br /> <br />Right-of-way width on the sketch plan for H%~. 47 is shown as <br />60' east of centerline.
