Banwart, Community Development Director <br /> <br />Background: <br /> <br />The proposed subdivision has an area of approximately 115 acres and will consist of 29 single <br />family rural residential lots. The gross density of the proposed subdivision is 3.97 acres per <br />residence. The existing and proposed land use is R-1 Rural Residential. The property is <br />generally located in the East Half of the Northwesl Quarter of the West Half of the Northeast <br />Quarter lying South of Duff and Towel Estales and West of Highway #47. For your information, <br />the following items are enclosed: <br /> <br />A) <br />B) <br />C) <br />D) <br /> <br />Site Location Map <br />Proposed Subdivision <br />City Engineers Review (October 31, 1989) <br />City Landscapes Architect Review (October 31, 1989) <br /> <br />Observations: <br /> <br />On October 17, 1989, the City of Ramsey received an application and sketch plan from Kirk <br />Corson, Hokanson Construction for Alder Glen Addition. <br /> <br />Recommendation: <br /> <br />Staff recommends sketch plan approval of Alder Glen Addition as per the City Engineer's review <br />dated October 31, 1989. <br /> <br />Staff recommends that land be used to satisfy the park dedication requirement. <br /> <br />Commission Action: <br /> <br />Motion to accept land as indicated in the City Landscape Architect's review dated October 31, <br />1989 as satisfaction of the park dedication requirement. <br /> <br />Motion to approve sketch plan review and recommend the subdivider to proceed to preliminary <br />plat stage. <br /> <br />Review Checklist: <br /> <br />City Administrator <br />City Attorney <br />City Engineer <br />Community Development Director <br /> <br /> Chief of Police <br /> Finance Officer <br />X Planning & Zoning Comm.
