Hakanson
Anderson
Assoc., Inc.

Engineers, Surveyors iL
Landscape Architects

October 31, 1989

Mr. Gerald Zimmerman, Chairman
Ramsey Planning & Zoning Commission
City of Ramsey
15153 Nowthen Blvd. N.W.
Ramsey, MN 55303

Re:

Carr Addition
Planned Unit Development

Dear Mr. Zimmerman:

The developer of the Carr Addition has changed his plat from a
typical subdivision to a P.U.D. Therefore, we have reviewed the
plat using the guidelines of Chapter 170.016K (PUD) of the City
Code.

Following is a list of comments resulting from our review of this
P.U.D.

The P.U.D. consists of 72 lots with an overall density of 3.41
acres per lot.

Lot sizes vary from one acre to one and one-half acres and lot
widths vary from 160 feet to 240 feet.

The City should consider the criteria and objectives listed
in Ordinance 170.016K in processing the rezoning to a P.U.D.

The City Code requires 20% of undeveloped common open space.
The P.U.D. provides 20.3 acres of park (8.3%) and 83.8 acres
in outlots. Approximately 29 acres of the outlots must be
made available to the public. The PUD should be reviewed by
the Park Commission.

222 Monroe Street
Anoka, Minnesota 55303

612/427-5860

Fax 612/427-3401

Eugene J.
