The <br />proposed sketch plan indicates that the total gross land area is <br />245.8 acres. It is comprised of 72 rural residential lots with an <br />average density of 1 lot per 3.4 acres. A minimum dedication of <br />7% is required at this density for public park needs. <br /> <br />The Parks Commission reviewed an earlier sketch plan of this <br />subdivision at their October meeting. The subdivider has since <br />revised the plan and is proceeding under a PUD concept. The Parks <br />Commission approved the earlier sketch plan in concept based on <br />providing a trail link through the subdivision which would connect <br />North Fork and Autumn Heights neighborhoods. <br /> <br />PUD requirements are that a minimum of 20% of land be dedicated as <br />park and open space for private or public use. As shown, the park <br />dedication for public use is approximately 20.3 acres (8.3%). An <br />additional 83.8 acres are shown as outlots. A portion of these <br />will have to be dedicated as either public or private open space <br />to meet the minimum 20% open space requirements of the PUD. <br />Additionally, the developer has provided a short segment of <br />internal trailway such that access would be gained from the <br />subdivision to the corridor trail. <br /> <br />The subdivider is responsible for improvements to assure that the <br />trail land is developable for trails. <br /> <br />ZZ2 Monroe Street <br />Anoka, Minnesota 55303 <br /> <br />612/427-5860 <br /> <br />Fax 612/427-3401 <br /> <br />Eugene J.
