Average <br />net density is one dwelling unit per 3.76 acres. <br /> <br />An additional 27' of right-of-way along State Highway 47 must <br />be dedicated and shown on the plat to bring the total right- <br />of-way to 60' west of centerline. <br /> <br />The cul-de-sac from 160th Lane N.W. is approximately 840' <br />length exceeding the City standard of 600' A variance would <br />be required or the lots reconfigured to comply with the 600' <br />length. <br /> <br />Names and widths of streets should be shown on the preliminary <br />plat. <br /> <br />Block 2 to the south of the drainage ditch should be retabeled <br />Block 3. <br /> <br />Lot 19, Block 2 is landlocked and would not be a developable <br />parcel due to lack of street frontage.
