The proposed density <br />of the'plat is one dwelling per 3.97 acres thus park dedication is <br />7% of the gross land area (8.05 acres). <br /> <br />A review of the City Trail Plan indicates that trails are planned <br />along County Ditch 66 and 3 through the entire plat and from Ditch <br />66 and 3 to the north being aligned immediately west of the three <br />land parcels northeast of this plat. These trail corridors are <br />typically 75' in width, however, this width requires more land than <br />that which is required to be dedicated at the proposed density. <br />We have illustrated a concept layout which provides for a 75' trail <br />corridor width from the drainage ditch to the north boundary of the <br />plat excepting a segment which would be reduced to 60' due to an <br />existing lot. A 60' wide corridor beginning at the drainage <br />easement and extending outward from the easement should be provided <br />along the north and east side of the drainage ditch. Additionally, <br />the entire triangular parcel in the southeast corner of the plat <br />should be dedicated. The total park dedication would be <br />approximately 8.12 acres. <br /> <br />The Park Commission should reserve the right to realign this <br />corridor after receipt of topo information. Topo information may <br />indicate that one side of the ditch is better than the other for <br />trail development. <br /> <br />222.
