Mn/DOT would <br />not approve this location because the sight distance <br />would be very poor. We suggest that the proposed <br />north-south street from 172nd Lane N.W. be extended south <br />to serve the southerly four lots and thereby eliminating the <br />need for direct access to T.H. 47, This street could be tied <br />into T.H. 47 opposite 169th Avenue N.W., which goes to the <br />east. <br /> <br />The proposed development will impact DNR Wetland #323 W. <br />DNR and Lower Rum River Watershed permits will be required. <br />Existing drainage patterns and rates of runoff must be <br />maintained. <br /> <br />As you may know residential development is a very noise <br />sensitive land use. The City and the developer should be <br />aware that Mn/DOT will not provide any type of noise <br />abatement measures for new development adjacent to the <br />existing highway. We suggest that every effort be made in <br />design of the proposed plat to lessen the ~mpact this might <br />have on it. <br /> <br />If you have any questions in regard to this review, please contact Evan <br />Green at 593-8537.
