The proposed <br />subdivision is a Planned Unit Development (P.U.D.). <br /> <br />As you'll recall at the November 9 meeting, the developer proposed <br />a subdivision which would create 19 residential lots on <br />approximately 60 acres. The proposed density of the plat was one <br />dwelling per 3.16 acres thus park dedication at a minimum was 10% <br />of the gross land area or cash equivalent. As a' PUD, however, the <br />developer must provide a minimum of 20% park and open space for <br />public or private use. The developer indicated that approximately <br />23 acres of park along the river would be dedicated as public park <br />under the previous proposal. Refer to our comments in the review <br />letter of October 31, 1989. <br /> <br />Our recommendation is to accept "Outlots B and C" with a wider <br />parking area. The proposed parking area (portion of Outlot B) <br />should be widened at least 20' in order to provide sufficient <br />screening from nearby lots. A widened lot (adding 20'x400') would <br />increase the acreage to 5.28 acres or 78% of the minimum 10% public <br />dedication required. The remaining 22% should be taken in cash in <br />lieu of land.
