That where such credit is granted, the amount of credit <br />shall not exceed twelve percent (12%) of the amount which <br />otherwise would be required for parkland dedication. <br /> <br />E. Trails <br /> <br />Refer to 170.070, Required Improvements. <br /> <br />In no event shall the amount of credits earned against park <br />dedication requirements exceed 50% of that which otherwise <br />would be required ~ ~ . <br /> ~o~ parkland dedication <br /> <br />170.069 EXCEPTIOneS <br /> <br />In the case of a request to divide a lot which is a part <br />of a recorded plat where the division is to permit the <br />adding of a parcel of land to an abutting lot which does <br />not create a new buildab!e lot, the subdivider shall be <br />exempt from complying with any procedural requirements <br />of this ordinance. <br /> <br />170.070 REQUIRED IMPROVEMENTS <br /> <br />Subdividers shall be responsible for making "certain <br />improvements to the parkland they dedicate within their <br />development for park, playground and public open space <br />purposes as follows: <br /> <br />Provide finish grading and ground cover for all <br />park, playground, trail and public open spaces and <br />provide landscape screening in accordance with City <br />Policy. <br /> <br />Complete, construct and pave all trails identified <br />in the City's Trail Corridor Plan in accordance with <br />City Standards concurrently with the roads in their <br />developments (i.e., grading with site grading and <br />paving with street or parking lot paving). Park <br />dedication credit will be given for right-of-way <br />connecting these trails to existing or proposed <br />trails identified in the City's Trail Corridor Plan. <br />A credit of up to 25% of the requ. ired dedication may <br />be allowed by the City Council for construction of <br />~he ~-~=~ and associated park improvements. <br /> <br />Comr.e~e, construcz, and pave wa!kways which may be <br />re~aired as a trail link connector in accordance <br />with City Standards. Such trails may be within <br />residential street right-of-ways. No park <br />dedication credit will be given for these connecting <br />links. <br /> <br /> <br />
