Dellwood Itilis <br /> Addition: <br /> <br />Mr. Banwart stated that the proposed plat consists of 23.9 acres, is located south of Crv. <br />Road #63 and west of Bison Sn*eet and is proposed to be developed with 9 single family <br />residential lots. The Planning and Zoning Commission recommended preliminary plat <br />approval of Dellwood Hills subject to the conditions listed in the City Engineer's report <br />dated April 27, 1989, specifically, that the applicant be required to improve or arrange for <br />improvement of Bison Smeet N.W. at least from Ct5'. Road #63 to 17Ist Avenue. Also, <br />that park dedication would be satisfied by a cash payment. <br /> <br />The applicant, Lee Hennen, was present and stated that it is not economically feasible for <br />him to improve Bison Street from Cry, Rd. #63 to the entrance to his proposed plat, 171st <br />Avenue, for the purpose of developing 9 lots. Ix4r. Hennen stated that he has talked to <br />residents along Bison Street and the5, are not ready to blacktop at this time. Mr. Hennen <br />stated that he would be willing to deposit an escrow with the City for each lot in Deliwood <br />Hills that abuts Bison to help deft'ay the cost of improving Bison when the residents of that <br />street are ready to request blacktop. <br /> <br />Mayor Reimann suggested that Mr. Hennen pursue the paving of Bison with the affected <br />residents along Bison and the owner of property south of the proposed Dellwood Hills as <br />the cost sharing by many might make the paving of Bison a favorable project at this time. <br /> <br />Motion by Councilmember Pearson and seconded by Councilmember Peterson to approve <br />the prelimina.D, plat of Dellwood Hills Addition contingent upon resolution of the issue to <br />pave Bison Street south of Cry. Road #63. <br /> <br />Motion carried. Voting Yes: Mayor Reimann, Councilmembers Pearson, Peterson and <br />Cich. VotingNo: None. Absent: CouncilmemberDeLuca. <br /> <br />Council recessed at 9:25 p.m. <br /> <br />Mayor Reimann called the Council meeting back to order at 9:38 p.m. <br /> <br />Case #7: Discuss Park Dedication Fee Amount For HY-10 Ramsey 4th <br /> Addition: <br /> <br />Mr. Hartley recalled that HY-10 4th Addition received final plat approval on October 11, <br />1988; pursuant to the park dedication ordinance in effect at that time, park dedication was to <br />be a cash payment equal to 10% of the market value of the land ($97,400) or $9,740.00; <br /> <br />City Council/June 27, 1989 <br />Page 10 of 15 <br /> <br /> <br />
