170.015F G]~F..R,~ <br /> <br />Every building erected after the adoption of this chapter shall <br />be located on a lot, as defined herein and in no case shall there <br />be more than one main building on any one lot, except as <br />may otherwise be provided herein. <br /> <br />The finished lot grade elevation of all buildings, as measured at <br />the building, shall be a minimum of 18 inches above the <br />centerline grade of the adjacent public roadway. <br /> <br />All structures, whether attached to the principal structure or <br />not, and whether open or enclosed, including porches, carports, <br />balconies, or platforms above normal grade level, shall not <br />project into any minimum front, side or rear yard. <br /> <br />Any lot of record existing at the effective date of this <br />chapter may be used for the erection of a structure conforming <br />to the use regulations of the district in which it is located, <br />even though its area and width are less than the minimum <br />requirements of this chapter. <br /> <br />Where adjacent structures existing at the time of this chapter <br />have a different setback from that required, the front yard <br />setback shall conform to the prevailing setback of adjacent <br />structures. If adjacent structures have different setbacks from <br />one another, the minimum front yard shall be the average of the <br />two adjacent structures. In no case shall a building be required <br />to have a setback of more than sixty feet, except where a <br />business district is adjacent to a residential district. <br /> <br />Sanitary waste water connections for all structures which require <br />waste water service shall be stubbed in and shall be located <br />either in front or on the side of the structure to provide for <br />convenient hook-up to municipal waste water collection system. <br /> <br />No lot, yard, or parking area shall be so reduced in area or <br />dimension as to make it less than the minimum requirements of <br />this chapter, and if already less than the minimums, it shall <br />not be further reduced. <br /> <br />No lot shall contain any building used as a dwelling unless it <br />has the minimum lot width as specified in Section 170.016 of this <br />chapter. <br /> <br />Along streets which are main thoroughfares or designated in the <br />County's thoroughfare plan, the minimum setback for all buildings <br />and structures shall be one hundred ten feet from the centerline <br />of the street or fifty feet from the right-of-way line, whichever <br />is the greater setback, except where a service road exists, in <br />which case there shall be a thirty five foot setback. <br /> <br />29 <br /> <br /> <br />
