CC Regular Session 4. 8. <br />Meeting Date: 06/25/2013 <br />By: Diana Lund, Finance <br />Information <br />Title: <br />Approve Lease Amendments With Northwest Anoka County Consortium (Youth First) Located at 6701 Highway 10 <br />Background: <br />The city of Ramsey has leased the easterly 4,820 square feet of the front portion of the property located at 6701 <br />Highway 10 to the Northwest Anoka County Community Consortium (Youth First) since March of 2007. In <br />November, 2009 the motion was made to extend the lease to December 2010. With no required monthly rental <br />payments, combined with staff turnover,the urgency of amending the lease date was not apparent until the city <br />contracted its property management services. <br />All terms of the lease would stay as per the original and amended agreements, with the exception being, that the <br />lease would now expire on December 31, 2016 and that the Consortium would be required to cover electrical and <br />utility expense in the amount of 60% of 50% for their respective share of electrical and city utility use. Northern <br />Lights is currently covering 50% of said electric and utility costs, thus the Consortium would be required to pay <br />60% of the remaining 50%. The original agreeement required that they pay 100% of all utilities and the 2009 <br />amendment stated that the Consortium was to pay for 100% of electric and city utilities, and that gas would be <br />billed at 60%. The lease amendment would propose that all utilities: gas, electric & city utilities would be billed to <br />the Consortium at the rate of 60% of 50% of total costs.
