This process provides a tool for the City to allow a use that <br />may not be able to be approved administratively without the ability to review on a case -by -case basis for site <br />specific conditions. The Conditional Use Permit also provides the City a greater degree of enforcement. <br />Alternative #2. Approve the request with amendments. The City Council does have the ability to attach additional <br />reasonable conditions to the request if specific concerns are raised. In this instance, Staff does not believe <br />additional requirements are necessary above what is already included in the draft permit. <br />Alternative #3. Deny the request. Staff does not recommend this option at this time. Staff has not observed <br />conditions that would prevent the Applicant from complying with regulations once a permit is issued. Staff does not <br />believe there is just cause at this time to deny the request. <br />The Planning Commission conducted a Public Hearing on June 6, 2013. There were verbal comments received <br />from a neighbor supporting the request for a Conditional Use Permit. <br />Recommendation: <br />The Planning Commission recommends approval of the request. Furthermore, the Planning Commission directed <br />Staff to look at alternative fee structures for processing Conditional Use Permits.
