CASE #1: <br /> <br />REQUEST FOR VARIANCE FROM FRONT YARD SETBACK REQUIREMENT; <br />CASE OF MR. GLEN RYCHNER <br /> By: Planning Assistant Sylvia Frolik <br /> <br />Background: <br /> <br />Mr. Glen Rychner is requesting a variance to construct an addition to his principal structure located <br />at 6200 177th Lane N.W. The construction will consist of an enlargement of the attached garage <br />and the remodeling of a portion of the existing garage into an entry way and main floor laundry <br />room. Mr. Rychner's property is located on a cul-de-sac resulting in a 3 point front yard property <br />line. It also appears that the home was inaccurately staked on the property at the time of it's <br />construction in 1973. Consequently, the home is located on the property in what appears to be an <br />unplanned angle which resulted in the northwest corner of the home being closer to the front <br />property line than the southwest corner is. Because of the 3 point front property line, the <br />northwest corner of the proposed addition is also subject to two front yard measurements. The <br />proposed addition meets the 40 foot setback requirement at one measurement point but fails short <br />by 12 feet at the second point of measurement.
