We recommend that !0 foot drainage utility easements be included along the fronts of Lots 8 and 9 as indicated in the verbal description . ~o. Lot 9, Block on the plat. We will De.--mit access to CR #63 ~ ~ !. This access location should be as far west as possible and indicated on the plat. The access opening should be not greater than 30 feet in width and more than 300 feet from the east lot line. Lot 8 should also indicate an access location along the east line of that lot. An opening of 50 feet ~rom the lot line to the west should be sufficient to include the existing driveway so that it would not have to be relocated. The remaining frontage on the county road should have the right of access dedicated to Anoka County. This will then req3/ire that both city and county approval would be needed for any ckange of access. County Ditch Number 14 empties into Ford Brook in the vicinity of the lot line between Lots 2 and 3, Block !. The ditch should be shown on the plat and should indicate 50 foot drainage easements on each side cf the ~itch to provide for any clean out or ditch maintenance that may at some time be necessary.
