population and employment growth indicators substantiated a need for <br />50 acres of commercial development in the next 15 years. The 1990 <br />MUSA has approximately 200 acres of commercially zoned undeveloped <br />].and, thus no new commercial acreage is proposed for the year 2000. <br />Two parcels of commercial property totalling 38 acres are proposed to <br />brought into the ~JSA 2000 in order to also include contiguous <br />residential properties. This is proposed to be offset by rezoning a <br />parcel of 38 acres from commercial to residential. The net effect is <br />'~h~t commercial acreage will remain the same. <br /> <br />The Highway 10 study done in 1987 indicates that industrial land <br />absorption may reach 25 acres per year. It is assumed that 75% of <br />~his growth ~ill occur within the urban area %~ith the remainder in the <br />un~e%3ered area of the city. The lend'requirements for the year 2000 <br />~lus a five year reserve are thus projected at approximately 320 acres <br />~ith !80 acres currently undeveloped in the ~JSA. The 2000 ~USA is <br />proposed to be expanded to include an additional 140 acres of <br />industrial zoned !and. <br /> <br />Table 2 summarizes the available supply of land within the 1990 <br />MUSA and the proposed change for the year 2000. The ~USA is proposed <br />to be expanded by appro>~imately 400 acres yielding a total of 930 <br />developable acres.
